The Part Nobody Teaches You

Passing the test is clear. Building the business after it isn't.

You join a brokerage, get access to a company email, download whatever CRM they use, and start telling people you're in real estate. Then you're expected to figure out the rest while working on commission and competing with agents who already have years of relationships behind them.

The dangerous part isn't that you're new. The dangerous part is that your contacts, follow-up, and buyer conversations can stay scattered long enough for real opportunities to disappear without making any noise.

  • You post on Instagram, but the people who follow you never reach out.
  • A buyer says they want to purchase someday, so you tell yourself you'll follow up later.
  • A warm lead stops responding, and there's no clear next step or follow-up schedule.
  • Your contacts live inside a brokerage account you may lose when you leave.
  • A buyer mentions credit, income, or down-payment concerns, and the conversation ends before a lender ever looks at the situation.

Leads Don't Tell You When You Lose Them

I saw this firsthand with buyer leads who had already shown real interest. These weren't random names on an old list. They'd talked about buying and had already toured homes.

By the time someone (usually me) followed up again, those buyers had already purchased homes elsewhere, with another agent.

Nobody tells you they went with another agent because you didn't follow up. They just stop replying, and months later you find out they bought.

Who I Am

My name is Ryan Teeple. I'm a California loan officer based in San Luis Obispo.

I'm early in my career too, so I know what it feels like to build from zero. I'm not a coach, and I'm not going to pretend I have a secret formula for your first deal.

In college I ran Division I track at Cal Poly and started a car-detailing business that fit around practice and classes. I lost countless clients simply by not following up. That taught me working hard isn't enough without a system underneath it.

Most lenders only show up once an agent is already producing. I'd rather help while you're still building.

If you're local to San Luis Obispo County, I'm also willing to show up at open houses and help answer financing questions in person. If you're elsewhere in California, you can still text or call me anytime when a buyer situation comes up.

What Working With Me Looks Like

  • You send me the actual buyer situation instead of trying to guess what they can afford.
  • I run the numbers quickly and explain them in language you can use with the buyer.
  • If the file is unusual, I bring it to my experienced team and look for a real path forward.
  • When the buyer is ready, I move quickly on the preapproval and keep you updated.
  • I make active buyer questions a priority, including evenings and weekends when a live opportunity needs attention.
